Rutherford County now has more Buyers than Sellers. This is nothing new; Murfreesboro and Middle Tennessee have had more buyers for the past 3+ years. But now we have a lot of people moving from different parts of Middle Tennessee. They are choosing the Boro for our culture, our weather, our great tax system (compared to other states or counties), and to get more space and value. The buyers coming here want to live in a community with similar goals, dreams, and lifestyles. The buyers are not wanting to change communities but to be a part of communities.
We also have a demographic change coming. There are a lot of first-time homebuyers in the market who are tired of renting. We have a lot of home builders that for decades have not been building enough homes. That has led to the current inventory shortage. It is not going away soon because most new home builders are not building homes priced for first-time homebuyers.
