Ten Commandments of Buying a Home

  1. Thou shalt not change jobs, become self-employed, or quit your job: Employment changes disrupt lender underwriting.
  2. Thou shalt not buy a car, truck or van (unless you want to live in it). Large debits alter your debt-to-income ratio
  3. Thou shalt not use credit cards excessively or let account fall behind: keep usage normal and payments current
  4. Thou shalt not spend money you have set aside for closing: Keep funds for down payment and closing costs untouched
  5. Thou shaly not omit debts or liabilities from your loan application: Tell the truth the entire time
  6. Thou shalt not buy furniture or big items on credit: Do not open new credit lines
  7. Thou shalt not originate any inquiries into your credit: Keep credit score up
  8. Thou shalt not make large deposits into your accounts without discussing with lender
  9. Thou shalt not change bank accounts or transfer funds back and forth: Act normal
  10. Thou shalt not co-sign a loan for anyone.
